Infosys BPM Secures 1.3 Lakh Sq Ft Office Lease in Punes Embassy Tech Zone

Infosys BPM Ltd, the business process management subsidiary of Infosys, has finalized a three-year lease agreement for 1.3 lakh square feet of office space in Embassy Tech Zone, situated in Hinjewadi Phase-II, Pune. The lease commenced on June 4, 2024, and was officially registered on December 12, 2024.

According to property data sourced from Propstack, Infosys BPM will be paying a monthly rent of ₹70.4 lakh, translating to ₹55 per square foot. The company has deposited a security amount of ₹6.34 crore for the fully-furnished premises. The leased space spans five floors across Wing A and B of the campus, owned by Embassy Pune Techzone Private Ltd.

Embassy Tech Zone, developed by Embassy Office Parks REIT, covers 5.5 million sq ft and holds a market valuation of around ₹2,414.5 crore. Strategically located within the Rajiv Gandhi Infotech Park, the zone is among Pune’s key IT hubs.

Infosys already operates from multiple locations in Pune, including Hinjewadi Phases I, II, III, Village Maan, and Magarpatta City. The new lease adds to the company’s growing real estate footprint. This follows its 2022 lease of 5 lakh sq ft in Bengaluru and a joint lease with HDFC Bank in Noida for 6 lakh sq ft in 2023.

India’s commercial property sector is witnessing robust activity, driven by the tech, BFSI, manufacturing, and flexi-workspace segments. As per a Savills India report, gross office space absorption across the top six cities rose 10% year-on-year in Q1 2025, with the tech industry contributing 32% to this demand. Pune ranked fourth, registering 9% growth, propelled mainly by the IT-BPM and BFSI sectors.

Other major commercial property transactions in Pune include:

CitiCorp Services India leasing 7.7 lakh sq ft in Kharadi’s Panchshil Business Hub for approximately 10 years, with a projected rent outlay of ₹1,096 crore.

Awfis securing 2.7 lakh sq ft across 17 floors at Nyati Enthral 2 in Kharadi under a five-year lease with an annual rent commitment of ₹15.77 crore.

CA (India) Technologies, a US-based firm, renewing its lease for 1.08 lakh sq ft in Kharadi at a revised annual rent of ₹12 crore+.

These deals highlight Pune’s evolving status as a commercial hotspot, especially for tech-driven enterprises seeking scalable, premium office infrastructure.
